The Massachusetts median single-family home sale price was $678,000 in June 2026, down 1.4 percent from June 2025, according to a new report from The Warren Group, a leading provider of national real estate and transaction data.
Massachusetts Single-Family Home Sales – June 2026
There were 5,359 single-family home sales in Massachusetts in June, a 13.9 percent increase from June 2025, when there were 4,706 transactions. Meanwhile, the median single-family home sale price dropped 1.4 percent to $678,000, the first month-over-month decrease since April 2023.
There were 19,432 single-family home sales in the first six months of 2026, a 1.9 percentincrease from 2025, when there were 19,067. The year-to-date median single-family home sale price increased 0.8 percent on the same basis to $640,000.
“The median single-family home sale price dropped in June for the first time in three years, while the number of sales rose nearly 14 percent; prices down and sales up is good sign for prospective buyers,” said Cassidy Norton, associate publisher at The Warren Group. “June is historically the peak month for sales volume, and the increase in inventory likely help hold down sale prices.

Massachusetts Condominium Sales – June 2026
There were 2,476 condominium sales in June 2026, compared to 2,056 in June 2025 – a 20.4 percent increase. Meanwhile, the median condo sale price increased 0.8 percent on a year- over-year basis to $572,900, up from $568,250 in June 2025.
There were 9,528 condominium sales in the first six months of 2026, a 1.6 percent increase from 2025, in which there were 9,379. Meanwhile, the year-to-date median sale price was unchanged from June 2025 at $545,000.
“The condo market also had a big jump in sales in June,” Norton added. “Sales for the month rose 20 percent year-over-year, an indication of both an increase in inventory and buyers’ preference for more accessibly priced housing.”

Greater Boston Single-Family Homes - June 2026
Included in this release is an overview of activity in the Greater Boston housing market. This analysis encompasses the 139 towns located within 495. Click here for a full list of the communities included in the analysis.
There were 2,677 single-family home sales in the Greater Boston area in June 2026, which
marked a 9.2 percent increase from June 2025, when there were 2,452 transactions.
Meanwhile, the median single-family sale price was unchanged at $850,000. Year-to-date, there were 9,445 single-family home sales in the Greater Boston housing market in 2026 – up 0.6 percent from 2025 – with a median sale price of $810,000 – up 0.9 percent from 2025.

There were 1,854 condo sales in the Greater Boston housing market in June, up 20.9 percent compared to June 2025, when there were 1,534 sales. Meanwhile, the median condo price increased 2.8 percent on the same basis to $657,750, up from $640,000 a year earlier. Year-to-date, there were 7,122 condo sales in the Greater Boston housing market in 2026 – up 4.3 percent from 2025 – with a median sale price of $625,000 – down 0.8 percent from 2025.
