ZBA Cuts Inches to Approve Applicant Plan

The Zoning Board of Appeal (ZBA) met virtually Thursday evening at 7:30 pm, called to order by Chair Bruce Hunchard.

The first hearing was for 57 Country Club Drive – Raymond A. Brouwer Applicant was seeking to construct a 6’ x 11’ covered front porch that is 37.4’ from the front setback where 40’ is required.

Hunchard and the Board heard from the applicant and spent some time poring over the plans. They came to the conclusion that the floor level of the porch, as proposed, was as described but expressed concern that the roof for the porch protruded six inches further.

The suggested either coming back seeking a greater relief from the setback requirement, to account for the dimensions of the roof, or reduce the overhang of the roof.

The applicant agreed to the second choice and, on that basis, the Board voted to close the hearing and then voted to approve the setback with the conditions noted.
Hunchard also noted that the applicant will be expected to produce “as built” drawings and that the building inspector will expect conformance with the conditions as voted.

In the case of the second hearing, for Parcel 219-178-002-000- Bruce Wheeler Applicant, who is seeking to modify a previously approved comprehensive permit, the applicant requested and was granted a continuance until a June date.

Minutes for the May 5 meeting were approved. The meeting then adjourned.
