3 Ledgewood Road LEGAL NOTICE Notice of Public Hearing Pursuant to Mass General Laws, Chapter 131, Section 40, Massachusetts Wetlands Protection Act, and the Medway General Bylaws, Article 21 (wetlands) the Medway Conservation Commission will hold a Public Hearing on December 18, 2025, at 7:00PM to consider a Request for Determination of Applicability. The hearing will be held pursuant to Chapter 131, Section 40, of the General Laws as amended (The Wetlands Protection Act) and the Medway General Bylaw Article 21, regarding a filing by Mark Mazur, on behalf of Dan Yasi, for the property of 3 Ledgewood Road. The applicant proposes to take down, disaassmble and lay to rest within the forest floor one double-leader tree. The proposed work is within the 100' Buffer Zone to Bordering Vegetated Wetlands, as shown on Assessor's Map 26 Lot 029. Notice of the Conservation Commission public meeting is posted in Town Hall not less than 48 hours in advance as required by the MA Open Meeting Law (M.G.L. c. 30A, § 18-25). Pursuant to the provisions of Chapter 2 of Acts of 2023, an act which extends certain COVID-19 measures adopted during the State of Emergency, and under which public bodies retain the option of holding open meetings and hearings remotely until June 30, 2027, and in accordance with the Medway Select Board's remote participation policy as amended at its July 2, 2021, meeting, the Conservation Commission members will be participating remotely. The public may participate in this meeting via Remote Participation or if need may attend in person (schedule with Conservation Office). A link for the meeting will be provided on the Conservation Agenda posted on the Town's website https://medwayma.gov/meetings/ at least 48 hours prior to the meeting. MORTGAGEE'S NOTICE OF SALE By virtue and in execution of the Power of Sale contained in a certain mortgage given by Della M. Rogowski to Financial Freedom Senior Funding Corporation dated February 26, 2009, filed with Norfolk Registry District of the LandCourt as Document No. 1169406 and noted on Certificate of Title No. 101965, which mortgage was assigned to Mortgage Electronic Registration Systems, Inc. ("MERS") as Nominee for Financial Freedom Acquisition LLC by Assignment dated December 28, 2009, and filed as Document No. 1191777; further assigned to Secretary of Housing and Urban Development by Assignment dated April 8, 2016, filed as Document No. 1354934; and further assigned to Wilmington Savings Fund Society, FSB, as Owner Trustee of the Residential Credit Opportunities Trust X-A by Assignment dated January 21, 2025, filed as Document No. 1548549, of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 11:00 AM, on the 6th day of January, 2026, at the mortgaged premises described and known as 13 Center Street, Medway, Massachusetts described in said mortgage, to wit: The Land with the buildings thereon situated in Medway, Norfolk County, MA, known and being numbered: 13 Center Street.
