The Massachusetts Association of REALTORS® (MAR) housing data for July 2026 reports an increase in closed sales, new listings, and median sales price, for single-family homes. For condominiums, MAR reports an increase in closed sales and new listings, with a decrease in median sales price. MAR also reported a 20% decrease in closed sales in Franklin and a 27% decrease in Medway.

The median sales price for single-family homes has increased
by 2.9% in comparison to July 2025 but has decreased by 1.4% for
condominiums.
Compared to July 2025, closed sales for single-family homes increased by 8.2% and by 13.8% for condominiums.
New listings for single-family homes increased by 9.4% and by 3.0% for condominiums compared to July 2025.
With new listings up year-over-year for the fourth straight month, buyers have more inventory to choose from, and despite the increase in median sales price for single-family homes, demand remains strong. The year-over-year increase in closed sales for both single-family homes and condominiums demonstrates continued buyer demand and sustained market activity.
“Despite the continued increase in closed sales and new listings throughout the summer, the low absorption rate shows the market is still leaning in favor of sellers," said Kristen Keegan, 2026 president of MAR and broker representing Silver Key Homes Realty. “Well priced homes are moving quickly, so buyers should be prepared to act when the right opportunity arises.”
