$9.6 Million Sale in Franklin Industrial Park

Bret O’Brien of Greater Boston Commercial Properties, Inc. recently
brokered the sale of 10 Liberty Way, a 55,023 Sq. Ft. manufacturing building in Franklin, MA.
O’Brien represented the seller and sold the building for $9,600,000. The sale price represents a
4.2% cap rate based on the current income of the building. Most notable is the per square foot
price of $174.

The property is located in Franklin Industrial Park, the town's 300-acre, master-planned commercial and industrial area located off of King Street and Upper Union Street. 

The 55 Liberty Way property includes 5 acres of land and has a current assessed value of $3,028,100, according to the town Assessor database. The owner has been William Cantor, a trustee of Liberty Realty Trust. based in Mattepoisett.

Worcester Business Journal  reports  that the buyer is  Longpoint Realty Partners, a firm headquartered in Boston, that owns retail and industrial buildings across the country.
